West Lancaster and Quartz Hill (93536)

West of 30th Street West the housing is newer, much of it built from the late 1990s through the mid-2000s. Ceilings are smooth or light knockdown and walls are orange peel. The drywall repairs we see most here are cracks above windows and doors from the first years of settling, and doorknob holes. Access holes are common too, after plumbers open walls for water heater or slab leak work. Quartz Hill homes on larger lots often have detached garages and workshops with unfinished seams we tape and float.

Central Lancaster and The BLVD (93534)

The blocks around Lancaster Boulevard and the lettered avenues between Avenue H and Avenue K hold the city's oldest housing. Some of it dates from the 1950s and 1960s. Older drywall here has been painted many times, plaster and drywall mix in the same house, and textures are heavy knockdown or hand-troweled. Repairs need careful texture matching and often a corner-to-corner repaint. We also handle punch lists for the rentals and duplexes that are common in this part of Lancaster.

East Lancaster (93535)

East of Sierra Highway the tract homes from the 1980s and 1990s are now 25 to 40 years old. Swamp coolers are still common on these roofs, so water-stained and sagging ceilings are a regular call. Nail pops, lifted tape and cracked ceiling seams from decades of 107 degree summers and freezing nights round out the list. Our crew covers the whole east side out to 90th Street East.
